Soft Services Operations Manager for Security and Cleaning- Shopping Centre Hatfield 40K
My client is looking for someone to take on responsibility for the this Shopping Centre for Landsec in Hatfield looking after the cleaning and security.
We are looking for you to focus on enhancing the overall profitability and performance of the business by maximizing income and exploiting cost saving opportunities. Provide first class levels of customer service and operational delivery.
The role holder will build strong internal and external relationships to ensure that the delivery of day-to-day operational requirements are fully met. Providing support in the delivery of the Galleria service charge and Asset Plan, success will be measured on the impact of project delivery, events, and guest feedback.
Act as a key representative for Galleria and Landsec, implementing a strategic approach to the role, with the ability to forward plan at all levels avoiding surprises. Building exceptional relationships with Service partners and other stakeholders to support Landsec’s ambitious growth plans.
•Assist the General Manager in the forecasting and management of owners’ and service charge budgets for both revenue and expenditure.
•Organise and manage the delivery of events within the centre to ensure that key stakeholders are engaged and that all relevant compliances (Risk Assessments and Method Statements) are obtained.
•Support the retail delivery program delivering efficient and considered responses to support the new brand program to be delivered, on time and on budget. Constantly review the program to maximize efficiencies.
•Assist in the procurement and delivery of services to support Marketing and Commercial Partnership-led events and promotions.
•Take an active role in the development and implementation of the master planning strategy for Galleria, adding a strategic operational perspective to future projects.
•Support the General Manager and key stakeholders in measuring the return on investment of all operational projects and events including footfall statistics and guest survey data.
•Have a full understanding and appreciation of the corporate strategy and its implementation onsite.
•Have a full and comprehensive working knowledge of all Landsec compliance procedures such as Datastation and all permit to work processes.
•Maintain and develop the Galleria Business continuity plan
•Implement and update all ‘one best way’ guidelines in a timely manner.
•Have a strong and in-depth understanding of the retail outlet market and gain a good understanding of the market place and challenges for Braintree and the environment in which it trades.
•Update the General Manager, with specific focus on, property and operational matters, at internal meetings to ensure all interested parties are informed and involved.
•Speak to Retail, Commercial and Marketing Managers and the FM operator in order to address any operational issues raised and build awareness of processes and procedures operated by the centre.
•Fully conversant with the company rules and regulations, employee handbook, health and safety at work and fire emergency and bomb evacuation procedures.
•In addition to the responsibilities and duties listed above, the job holder is required to undertake any other tasks or duties as may be required by the General Manager from time to time considered relevant to the general function of the department.
What we are looking for
•Sufficient knowledge of security/cleaning/customer experience best practice, procedures and issues to act as a sound basis for quickly developing required levels of specific expertise, including the operation of technical security systems and conduct of investigations
•Ability in managing a team
•Similar working background, i.e. retail, shopping centre
•Working knowledge of HR procedures and policies
•SIA license Security/CCTV
•IOSH Managing Safely
